How Old Is Old?
Any home that was built before 1970 is the kind of old we’re talking about. The roof decks used in those days were often built using shiplap, a type of substrate typically available in 1 x 8-inch fir wood planks. The planks provided a solid surface to which roofing shingles were attached. Exterior grade plywood, which you would use now for your roof deck, was not available pre-1940s, and even after it became available, shiplap was still the cheaper option.
Roof replacement experts typically advise homeowners to re-sheet if they find shiplap as the substrate for their roof. If your home was built around the time shiplap was in wide usage, your roofer is likely to explain why it has to be re-sheeted.
Wood that old is likely to have dried out, so it’s shrunk and brittle without the protection it once enjoyed with resin. Shrinking will result in gaps between the boards. Together with those gaps, the knotholes and cracks will result in leaks. Some roofers back in the day also applied an underlayer over the shiplap, and that underlayer would also be old and brittle.
How to Deal With Shiplap
Applying new shingles over the old deck will make the latter even less effective with all those new nail holes. You can have the entire roof removed. However, removing shiplap is not cheap and it will take a lot longer than an ordinary re-roofing.
Re-sheeting over the shiplap is your best course of action. It’s more efficient and the cost isn’t as prohibitive as removing the shiplap and starting over. Roofing manufacturers and code accept it. Your contractor will apply exterior grade plywood over the shiplap, so they can install the composite shingles on a new and solid surface. You won’t have to worry about leaks for years.
